Be found where owners look: the results, the map and the AI answer.
The Visibility layer answers where your firm appears when owners search: in the organic results, in the map and in AI answers. It is one of the three layers that attract owner demand, beside Demand and Site. Which surface comes first is read from your own searches, never assumed.
Get my Owner Search Audit →The firm shows up on every surface an owner searches.
The Visibility layer is in good shape when four things hold.
- The Business Profile is complete and kept. Your Google Business Profile, the listing Google shows with your firm on the map, has every field filled, and the directories of your own market carry the firm under one name, address and phone.
- The links come from the field. The sites linking to yours are the field's publications, associations and directories, earned at a natural pace.
- AI answers cite the firm. When an owner asks an answer engine the questions owners ask, your site is among the sources it names.
- Positions are tracked. Each target search has a dated baseline, read in your own metro.
How much the map matters is read from the results, not assumed. Where the owner searches in your cities return a map, the profile is a ranking factor and comes first.
The Business Profile and directories
For the owner searches in your cities, the Business Profile is a ranking factor, not a business card. A search of the form "property management" plus a city returns a Local Pack, the three listings Google shows with a map above the organic results, and getting into it is its own job. I confirm that from the results in your own metro before scoping it: a results page read from my location shows my metro, not yours.
The profile is set up once and then kept. The business name is the exact legal name with no keywords added, the primary category is the most specific one available, the address and phone match the website, the services are listed and the photos number at least ten. Each month it gets a post, new photos and a reply to every new review. What the profile controls is set out in full on the blog.
Beside it, the directories and landlord associations of your own market carry the firm under the same name, address and phone. That set differs from one province or state to the next, so it is researched for your metro rather than taken from a standing list. The reviews on the profile also weigh in the map; how they are earned is the Enquiry path's work, because they are what an owner reads before enquiring.
Authority and links
Google reads the links pointing at a site as a measure of trust, and for a property management firm the right ones come from the field itself: its trade publications, its awards, its associations and directories, coverage of the firm's own work, and the local business press. A link from a relevant source outweighs a link from a more powerful site on an unrelated subject.
The work starts where links are easiest to earn: mentions of your firm that carry no link, and the association and directory listings the firm is entitled to. Expert answers to journalists' source requests and contributions to the field's publications follow. Where property management firms earn their links is its own post.
I never buy links, trade them or place them through networks of sites built for the purpose. Each of those breaks Google's guidelines and puts the site at risk. How many links the work pursues is set in each engagement's scope, and they arrive at the pace a real firm earns them, because a sudden run of new links reads as manipulation.
AI answers
Google's AI Overviews, ChatGPT, Perplexity and the other answer engines now answer an owner's question before any result is clicked, and they cite their sources. For Google, ranking comes first: its AI answer draws on the pages its index already ranks, then cites the ones whose answers are clear and attributable. The work here is the foundation the other layers build, made easy to quote:
- entity markup that tells an engine who the firm is and ties the site to its Business Profile, which is the Site layer's schema work;
- headings phrased as the questions owners ask, each answered in its first sentence;
- pages that carry the date they were last revised;
- a site that lets the answer engines' crawlers in. Blocking OpenAI's training crawler does not keep a site out of ChatGPT's answers; blocking its search crawler does.
I measure it directly. For your owner searches I pull Google's AI Overview and read which sources it cites, with the date of the read, and that works in every market I sell into. ChatGPT's mention data exists for the United States and in English only, so for a firm outside the United States that reading is unavailable rather than zero. An AI answer changes from day to day, so a citation observed once is an observation with a date, and I do not promise a share of AI answers across engines. Getting named when owners ask AI for a manager is on the blog.
Rank tracking
Before any work starts, I record where the firm ranks on each target search, with the page that ranks and the date. Without that baseline, nothing can show what the work changed. Positions are then tracked weekly, at your own metro's location, beside the firms competing for the same searches.
A search counts as won only once it has held a top-five position for four weeks in a row. A single good week is the results moving, not a ranking. What a movement may be said to mean is the Measurement layer's call.
Visibility, answered.
Why does my Google Business Profile come first?
Because the owner searches in a firm's cities usually return a map, and where yours do, the profile ranks you there. A search of the form "property management" plus a city shows a Local Pack above the organic results, and the Business Profile is what ranks a firm there. Where a search returns no map, the organic results and the links behind them carry it instead, so I read your own searches before deciding.
How many links will you build?
As many as the scope sets from what the audit finds, earned from sources in your own field and market. The count is not the target. Relevant links from the field's associations, directories and publications outweigh a larger number from unrelated sites, and links that arrive faster than a real firm earns them read as manipulation.
Can you get my firm cited in AI answers?
I can build what AI answers cite and measure whether they cite you; I cannot promise that they will. Google's AI answer draws on pages that already rank, so the work is ranking, entity markup that ties your site to your Business Profile, and answers written to be quoted. Each reading carries its engine, its location and its date.
Does this cover ChatGPT for a firm in Canada?
ChatGPT's mention data exists for the United States and in English only, so for a Canadian firm I report that reading as unavailable rather than as zero. Google's AI Overview can be read in every market I sell into, and it is the one I measure for every firm.
How will I know where I stand?
From a dated baseline taken before any work starts: each target search, its position, the page that ranks and the date, then tracked weekly in your own metro. A search counts as won once it has held a top-five position for four weeks in a row.
See where you appear when owners search.
The audit reads where your firm stands on the owner searches in your cities, on Google and in the map results, and what the gap is worth in doors.
